The Dallas Borough Zoning Hearing Appeals Board will meet on Tuesday, August 5, 2014 at 7:00 P.M. in the Dallas Borough Council Chambers at 25 Main Street, Dallas, PA 18612. The purpose of the meeting is to hear the following application:
Dallas Borough Zoning Hearing # 6-2014, by Jeffrey Nutche regarding property located at 107 Pinecrest Avenue, further identified with Luzerne County Property Identification Number E8NW1 005 023, in Dallas Borough, PA 18612, requesting Variance from the following Zoning Ordinance provision(s) to allow the conversion of an existing detached garage into a primary residential structure in the R-2 Single- and Two-Family Residential District:
· Article 5, 502.e – requesting a variance of 22.8 feet to allow for a rear yard setback of 7.2 feet where a minimum rear yard of 30 feet is required.
· Article 8, 802.3 – requesting a variance of 29 square feet to allow for a residential habitable floor area of 626 square feet for a one-bedroom unit where a minimum of 655 square feet is required.
